A transaction package is what one kind of transaction needs. Each package has:
- Folders for the deal's documents.
- Required documents. Elsa checks these on each deal that uses the package.
- Task sets from the automation library.
- An intake form. Intake forms come in a later release.
Your workspace starts with four packages: Purchase for buyer deals, Listing for seller deals, Dual (both sides) and Lease. They are starters. Your broker reviews them and changes them for your market. The required documents start as a list for Missouri residential resale. It is a checklist, not legal advice.
Apply a package to a deal
You need to be on the deal's team, with the Update permission in CRM.
Select Apply package. The deal's default package is chosen. It is the first package for the deal's side. Choose another one if you need to.
Adds lists what Apply adds: folders, a placeholder for each missing document, and a draft automation for each task set. Already on the deal lists what the deal has. Not added now lists what waits for you.
Select Apply. The deal's history records it.
When a deal goes under contract with no package, Next steps suggests its default package. Select Review to see what it adds, then Apply. Nothing is added until you select Apply.
What Apply does and does not do
- It adds only what is missing. Apply the same package again, and it adds only what you deleted or what is new in the package.
- The deal keeps its folders. A folder that holds a file stays, so no file loses its folder.
- A document whose need depends on a question waits for your answer. Examples are lead-based paint for a home built before 1978, or HOA documents. Answer the question in Contract to close, then apply again.
- Each task set becomes your own draft automation. It runs nothing until you choose its stage and publish it in Automations. You get one draft per task set, however many deals you apply it to.
- It sets no dates. The contract's dates come from the contract.
Add a file to a placeholder with Upload file. Elsa counts that file for the document, whatever the file's name.
Change the packages
You need the Configure permission in CRM.
Open Elsa settings and find Transaction packages. Select Edit on a package, or Add a package.
Change its name and the deals it is for. Add, rename or remove folders. Change its required documents. Check the task sets it uses. Select Move up to make it the default for its sides.
Select Save packages. Deals use them at once. Select Reset to starters to go back to the starter packages.
A change to a package does not change deals that already have it. Apply it again on a deal to add what is new.
